Rubbish bin - mosquito breeding ground.


Ever wonder why there are so many mosquito at night? Well there maybe a few reasons like the construction at phase 8B, clogged drains, wet and dry season, etc...But I am pretty sure these rubbish bins (pictures) is one of the root cause. The rubbish bin at the playground along Jalan PP2/9 is cemented on the floor and cannot be removed.

Water collected during rain cannot flow out from the bin and become a constant breeding ground for mosquitos. Now it is normal mosquito but I just afraid that this is potential breeding ground for Aedes! I had filed an official complaint to the Majlis Perbandaran Sepang and see whether they will take any action. If not, then the next action would be to post this to newspaper or take action with my own hands like destroy this breeding ground!!! Opps....no...I can be sued for destroying public property. Well, will see how...

Taiwan grass

Please be careful when you are approached by an indian man claiming can plant Taiwan grass for a cheap cost. A resident of Taman Putra Prima 8A encountered such a person and agreed to engage him for the service and paid him a deposit sum. He started to clear the land area to make way for planting the grass but disappeared before getting to the planting part. He even issued an official receipt and provided a handphone number. The resident called the number but never get through. I thank you the resident who informed me and would like to warn all the residents not to fall into such a trap of paying 1st then only will start work. Be extra careful.

Tomorrow 14 Dec is the last day that the guard house will be hired and operated by the developer. Starting on 15 Dec, either we have no security guard to open the gate for you or you will see continuation of the security guard which is paid by YOU who have contributed to the resident association fund. Have you paid? If not, get your cheque ready else it will not be the same again, next time around...

Looking for nice and cheap paint?

Probably one of the best price offered in town. Look for Petaling Hardware near HSBC bank opposite IOI mall. ICI Pearl Glo selling for MYR88/5 liters and ICI Pentalite selling for MYR78/5 liters. They do not sell Nippon paint....sorry Nippon paint fans!

Phone Line and Broadband

I think many residents are wondering why there are telephone poles at the backyard but TM still not yet install phone line. Well, TM is waiting for the quota to fill up before they will start installing phone lines. If you want a TM phone lines or broadband, you have to apply for it and the more peoples apply for it, the faster it will be connected. At least TM install the phone line poles first as I have heard stories - real stories about some developers do not allow TM to install phone line at their housing area.

David Choong who is one of our resident, and is a registered TM re-seller/Unifi installer, is keeping a close watch with TM on latest update on the service availability. I think we can count on him if he has first hand info or maybe engage him for TM service. Alternatively, you can try the Maxis broadband which work pretty well here which I am using. I checked that P1 WIMAX also available at our Taman but not sure about the signal and usage. Anyone have any experience with the alternative broadband while waiting for TM, feel free to share.

Rubbish collection at the garden

Do you notice that the rubbish in the rubbish bin located at the garden along Jalan PP 2/6 and Jalan PP 2/9 are not collected sometimes by the rubbish collector? The other day, I just ticked them off to collect the rubbish over there which they did. If you happen to be around, then do your part to ask them to collect the rubbish at the garden/playground.

The cover of the rubbish bin sometimes are not properly put in place and worse still when it is opened and allowed mosquito to breed. I think you all know that there are lot of mosquito here especially at night, so do your part, turn the cover over or put it back in place. I have done my part around my area, haven't you?

Resident Association In Action - Meeting Developer

Below is the minute of meeting. At the time of posting, developer agreed to extend security services for another 3 weeks to 14 Dec 2011. Developer already extended one month previously.

Questions raised by the Committee:

1. Mr Kong raised the issue on sunken road.

2. Mr Kong raised the legality of 197 unit owners who signed and agreed to put up a guard house and fencing, and the condition of putting up the guard house.

3. Ms Wong Waisam argued on her professional legal point of view that disclosing unit owner names within a community not for commercial purpose is not violation of law on infringement of his privacy or confidentiality. 

4. Mr Kong wanted the developer to hook up the meter for water and electricity to the guard house, by the same contractor who fix our houses, and Mr Kong wanted light and water at guard house before 17/12/2011.

5. Mr Alan Khoo argued that the previous phase of Putra Prima built by Plenitude , electricity and water in guard house was hooked up by the developer.

6. Mr Wong Poh Kong requested the developer to extend another month of security personnel service till 24/12/2011 .

7. Mr Kong raised the concern that many house at PP2/9 were broke in by burglar in broad day light due to poor fencing between phase8A & 8B, where construction workers can easily sneak in.

8. Knowing many may not be responding (paying) to the referendum. To offset the short fall, Mr Kong asked the Developer to contribute some money (15K) for the setting up of the guard house since this was initiated by them and to host a tea party at basket ball court when the guard house is ready and in full operation. This is good gesture extended by the developer after sale service as to mark a ceremonial conclusion by handing -over of the guard house to the resident committee in front of all residents.  Mr Kong also takes this opportunity to extend his invitation to Plenitude Group of Company Chairman or CEO to officiate the opening of the access card motorised boom gate.

Answers by Developer and Action:

1. Mr Erwin said the road was handed over the Majlis, and afraid to offend the Majlis Sepang official, but he thanks and appreciated Mr Kong for bringing the matters to YB Teresa Kok and to help them ease off  their work on their behalf. Make no promise but will bring the matter to higher management to put up more signboard.

2. The developer agreed all 197 units signed the application for gated and guarded community but he can’t disclose the name, instead he asked us to seek from Majlis Sepang. We have to find ourself.

3. Mr, Erwin Ho wanted Miss Wong to write in officially and to support her argument with legal ground Ms Wong to issue a letter to developer.

4. Developer make no promise Wait and see.

5. Developer make no reply No action.

6. Developer make no promise but will refer to higher management Wait and see.

7. Developer had taken note Wait and see.

8. Mr Erwin Ho will convey this message to his higher management Wait and see.

Memorandum to YB Teresa Kok

On 15 November 2011, the Resident Association Chairman - Mr. Kong and a few other committee members had made a brave attempt to try meet up YB Teresa Kok, ADUN - Kinrara and Selangor Senior Exco in one of Pakatan Rakyat "ceramah" at Kampung Bukit Aman. The Chairman and co had no idea whether we have opportunity to meet up with her and in fact waited more than 3 hours till late at midnight until he had a chance to talk to her and send the Memorandum of the sunken road in front of our Taman.

Mr. Kong conveyed a short message to YB about the problem we faced on the sunken road and no action had been taken neither by the developer nor the Municipal council to fix the road. The safety of all residents and their visitors are at risk and that prompt our respected Chairman to take this drastic approach to bring this matter to the highest authority of the Selangor government. Our hope is that YB can do something about this as the Selangor government had declared that the state finance coffer had doubled since taken over from Barisan Nasional.

We are exposed!!

Yesterday late evening I noticed there were 4 peoples bypassing to our housing area from the construction site. That prompt me to take my camera to go investigate. To my horror, there are so many "holes" from the zinc fencing put up by the developer and we are exposed to any intruder 24 hours a day without anyone noticing!! Below are some of the pictures that I took along Jalan PP 2/9 that stretch to about 400 meters.






 There is one fella walking out from this hut, like nobody business and I wonder if this guy is one of the suspect, then this is good hiding place before they strike another house.

Some safety tips for us.....



Guys, I hope this simple tips are useful to you:

1. Lock up your home, even if you go out only for a short time. Many burglars just walk in through an unlocked door or window.

2. Change all the locks and tumblers when you move into a new house.

3. For the most effective alarm system, conceal all wiring. A professional burglar looks for places where he or she can disconnect the security system.

4. Your house should appear occupied at all times. Use timers to switch lights and radios on and off when you're not at home.

5. If you have a faulty alarm that frequently goes off, get it fixed immediately and tell your neighbors that it's been repaired. Many people ignore an alarm that goes off periodically.

6. If you lose your keys, change the locks immediately.

7. Don't leave notes for service people or family members on the door. These act as a welcome mat for a burglar.

8. Talk to your neighbors about any suspicious people or strange cars you notice lurking about.

9. If someone comes to your door asking to use the phone to call a mechanic or the police, keep the door locked and make the call yourself.

10. Dogs are good deterrents to burglars. Even a small, noisy dog can be effective -- burglars do not like to have attention drawn to their presence. Be aware, however, that trained guard dogs do not make good pets. Obedience training and attack training are entirely different, and only the former is appropriate for a house pet

Cows in town

I believe you will not surprise to see my photo shoot on the cows resting at our Taman roadside.
I wonder why the owner can give so much of "freedom" to them, without worrying them will be stolen.
Basically I don't think they will attack the pedestrians or cars.
But there was a night, I saw these cows resting at the division between the 2-way lanes in front of our Taman. That night was so dark, and there was no street lamp. Luckily, there was no cow resting at the middle of the road, if not I may have a hit on them.

So please alert this to your visitors who coming to your house at the night time. Hope everyone have a safe journey.

Another house break in case

Today marks another black dot on Tmn Putra Prima 8A fellow residents. Two houses were broke in broad day light! One is my neighbor at the evening around 5-6 pm and another one earlier.The coincidence is that both houses located at Jalan PP 2/9 facing the construction site and both are corner lot. I cannot review the house number for privacy and security reason.

Modus operanti of the burglars: Go for houses with less security i.e., no alarm and cctv. Also targeting end or corner lot as their entry is through the side door by cutting the ear of the door. What our security hired by developer are doing? As usual we don't know....I can see them open and close the gate and allow almost everybody to come in without checking. My friends come visit me have not stopped by the security.

So, all fellow residents be on high alert as in such a short time there were already 3 cases and seem like we are easy prey. Watch out especially at Jalan PP 2/9 as we suspect they entered through the flimsy fence built by developers separating the phase 8B and 8A

Theft at Taman Putra Prima 8A

Received a call today, 9 Nov, from a house owner of Tmn Putra Prima 8A that her house was break into during the last weekend holiday (Hari Raya Haji). The tenant of her house went away for a nice holiday and returned home on 7 Nov ,to his horror, his rented house was break into. I think without the CCTV & touch and go system installed at the guard house, it is very difficult to identify the thieves and nothing much the police can do to catch the thieves. I plea to all the residents to help each others out by looking out for suspicious people roaming around out Taman, especially during the night.

I plea to all the residents of Tmn Putra Prima 8A, if you see your neighbours, just ask if he/she has submitted the referendum (setting up our security guard house with boom gate, CCTV, touch and go system, etc) and related the break in incident to him/her. As the security services provided by the developer will end in a couple of weeks, it is essential that we get at least another 30% residents to agree to the referendum so that the resident committee can proceed to set up the security guard house.

The safety of our Taman is in the hands of each and everyone of the house owners of Tmn Putra Prima 8A. You decide.

Partly dark

Today my house or maybe the row of Jalan PP 2/9 partly without electricity. Initially I thought only my house is affected and asked an electrician to check but later found out many of my neighbors having the same problem. The blue color phase (3 phase - power supply) was disconnected and all those plug or power point using the blue phase was disconnected.

Many of us called TNB to complain and the problem was resolved by about 7 pm. For me, it is lesson learnt as it is the first time I had half of the house without electric and there was no trip in the main power supply. So folks, next time you know, if you have half of your house blackout and if there is no trip, it is most likely the TNB main power supply fault.

You can save the money calling the TNB instead of your electrician and most of all, don't panic! I did panic a little....hehe..I hate dark!

Kindergarden

We have one kindergarden and in fact the only kindergarden in TPP 2. It is located at Jalan 2/9 facing the field. If you have children that you need to get rid off ....(opps just kidding) that you need people to take care, you can check out this place. The caretaker name is Phoebe and from my last visit to this place, this is actually more of a enrichment center than a nursery, so expect that your children to learn something from there and not only given foods to eat and and an eye on them.

Back to quiet night

Finally silent night return to TPP 8A. Thank you to the newly elected Chairman intervention. I still remember my first night at this place..Breezy and quiet. I used to live in a place that never sleep (well most of the nights especially when near to festive season) Fireworks greet my peaceful night for weeks before the actual celebration.

Hopefully this place is far from fireworks celebration, drunken students, night owls and zombie....The first few weeks are really enjoyable to me and having a good night sleep boost your energy in the morning. Hope you too are having the same feeling too.

Who don't want a guard house?

 We have a nice guard house and security guards but coming Oct 24th there will be no more..The residents are urged to form the committee and engage security services so that the developer can wash their hands just like washing their hands for a sunken road. Sorry for being sarcastic but again I do not see that developer is helpful for a smooth transition. The guardhouse don't even have lights and water at night. Poor guys manning the booth and neighbourhood for us.

The newly formed committees were tasked to take over the management of TPP 8A and send out referendum to all residents (well this part developer send out the mail for us- to be fair) for their opinion but only slightly less than half responded. Mostly it is positive to have guarded and gate community. How about the rest? Are you sleeping or simply don't care? Whatever the reason agreed or not agreed just give us the feedback so that we know your thought. Hey this is not election. Not voting does not mean that there will be someone running the government! Because if you don't vote, you don't have anyhting! Got it? Or is this what you want?

Where is the net??

We have a new house, new neighbour, new garden, new basketball court but.....where is the net??? The developer did it again! I was so furious when I did my home renovation and told by my contractor that I got the air-con switch but no air con hose/piping. What?? How come? Yeah, they gave us half cook egg! Then later someone told me that it is normal that developer is doing this to save cost but again how can you do that? We have to drill the wall just to put in the piping.

All must be exhausted with all the work to move in to your new home. But before you go to sleep take another look again to your new home...Come take a walk at your new neighbourhood and know your neighbours.
